Why It Matters

The Builder's Agent Works for the BuilderNOT YOU, THE BUYER

The friendly sales agent in the model home is a professional, but they're hired and paid by the builder. Their job is to sell the builder's homes on the builder's terms. They can't advise you on whether a lot premium is worth it, which upgrades add resale value, or how to push back on a contract written to protect the builder.

Our Representation Costs You Nothing

Builders expect buyers to bring their own agent and budget for it. In new home communities, the builder pays our fee, not you. Your price is the same whether you walk in alone or with us, so there's no reason to go without someone in your corner.

One important rule: most builders require your agent to be with you, or registered, on your very first visit to the community. If you visit or sign the guest book alone, you may lose the right to representation for that home. Call us before you visit.

Our Process

How We Guide You Through the Process

  1. Community and builder selection. We compare builders, communities, lot locations, and school zones, including Walton, Pope, and Lassiter, and share each builder's reputation and resale history.
  2. First visit and registration. We go with you, or register you ahead of time, so you're protected from day one.
  3. Lot, plan, and upgrade strategy. We help you choose upgrades that add value at resale and skip those that don't.
  4. Contract review and negotiation. Builder contracts are written by the builder's attorneys. We review terms, deadlines, deposits, and incentives, and negotiate on price, closing costs, and upgrades.
  5. Construction milestones. We stay in contact with the builder and keep you updated throughout the build.
  6. Independent inspections. See below.
  7. Final walkthrough and closing. We make sure the punch list is completed before you close.
  8. After you move in. We remind you about your warranty inspection before your builder warranty window closes.

Protect Your Investment

Yes, New Homes Need Inspections Too

A new home isn't the same as a perfect home. City and county inspectors check for code minimums, not quality. We recommend three independent inspections:

  • Pre-drywall inspection. Before the walls close, an inspector checks framing, plumbing, electrical, and HVAC, which you'll never see again.
  • Final inspection. Before closing, an inspector looks for anything missed or incomplete so it goes on the builder's punch list.
  • 11-month warranty inspection. Before your one-year warranty ends, an inspector finds anything that has developed so the builder fixes it at their cost.
